Marriott Residence Inn, Orlando, Florida
Review of recently acquired hotel and previously prepared Marriott PIP for purposes of negotiating with Marriott to reduce scope of work. After initial review, a more detailed due diligence was performed to define owner’s exposure due to polybuthlene piping, water damage, etc.
Wyndham Garden Inn – Buckhead, Atlanta, Georgia
Pre-acquisition due diligence of a mid rise hotel located in a central business district. Prepared scope, schedule and budget for re-flagging of hotel to a 3 ½ star hotel (Radisson, Hilton or DoubleTree). Special emphasis on elevator modernization, waterproofing of building exterior, roof replacement and asbestos abatement.
Pre-Acquisition Review of Multiple Hotels, Throughout the US
Review previous due diligence materials, environmental reports and PIPS on all properties prior to execution of a sales agreement. Visit each property, interview management team, review existing conditions and assemble a comprehensive list of 1 year, 3 year and 5 year capital expenditures. Prepare order of magnitude cost estimates on each item on the list. Meet with prospective buyer to review and refine lists based on flag standards for each property.
